Seattle commercial concrete contractors, The Conco Companies, is working with Kirkland Developers, Kirkland Construction Group, and OTAK Architects to bring an immense and exciting new project to The Waterfront Vancouver development.

An Evolution by the Riverside

The waterfront district in downtown Vancouver, Washington has taken many shapes during its lifetime. Once a hub of lumber mills and shipping depots in the 19th century, then a set of shipyards in the early and mid-20th century that produced ships for World Wars I and II, and lastly the home to a paper mill that closed in the 1990s – this industrial area next to the Columbia River has undergone many iterations. None, however, have been quite as dramatic a shift as the district’s newest conception: The Waterfront Vancouver. The Waterfront Vancouver is a massive redevelopment and revitalization project that has turned this industrial area into a bustling mixed-use development that includes residential, commercial, and retail space.

Among the many new buildings rising along the river are Hotel Indigo and Kirkland Tower, the largest project to date in the development. The $100 million project includes not only the four-star, eight-story hotel and the 12-story residential tower with condominiums, but also 17,000 square feet of retail space and multiple high-end dining facilities. Hotel Indigo boasts luxe amenities such as concierge services, valet, dry cleaning, and a dog-washing station, while Kirkland Tower will feature one-, two-, and three-bedroom condos, where residents can also utilize the amenities of the hotel.

Comprehensive Concrete Services for a Large-Scale Project

To begin construction on the project, the Conco Companies provided a 33,357 square foot concrete mat foundation ranging in thickness from four feet to just under six feet and designed to contend with the high water table at the waterfront. In addition to the foundation, Conco will also provide two concrete stair cores and an elevator core, as well as the decks. With the target top-out date of mid-December 2019, Conco is completing one deck pour every 4-5 days, with each deck up to the eighth level requiring three pours to finish. Altogether, Conco will provide the concrete pumping and finishing, concrete reinforcement, concrete formwork, and shotcrete services for the massive project.

Thompson Hotel - Denver

Dubbed the Mile High City and situated just an hour east of the famous Rocky Mountains, Denver is Colorado’s capital and most populous city. Given its dual characteristics as a major metropolitan area and its proximity to the ski slopes and hiking trails of the mountains, Denver is a go-to tourist destination for millions of people every year. To meet the high demand of visitors wanting to experience all the city has to offer, Denver cultivated a robust tourism and hospitality industry that will soon welcome the luxury hotel chain Thompson Hotels into its fold.

Beginning construction in 2019, the Thompson Hotel project is an exciting collaboration of T2 Development, architects DLR Group, Layton Construction, and Denver commercial concrete contractors, The Conco Companies. The hotel will be on the 16th Street Mall, a booming commercial district in the heart of the city with restaurants, bars, retail shops, businesses, and arts and entertainment complexes. The upscale hotel will take the place of a surface parking lot and will loft to a height of 13 stories with over 200 rooms. Its high-end amenities will include an outdoor sky patio and fireplace, a full-service restaurant and bar on the street level, a rooftop bar with private event rooms, and meeting and event spaces situated throughout the hotel.

While the hotel itself will fit right into the dynamic 16th Street Mall, its location will pose some challenges for its construction. Primarily, the close proximity to the many other businesses and ongoing activities of the area will constrain access to the construction site and require strategic use of large equipment. For this reason, the Conco Companies is an ideal partner in the project, as they have decades of experience in tackling logistically challenging projects. After lending their expertise in the preconstruction and planning stages of development, Conco is slated to commence construction in August 2019. For their part of the Thompson Hotel project, Conco will be providing Denver concrete pumping and placing, formwork, concrete reinforcement, concrete finishing, and shotcrete services as well as construction trucking. The scope of work includes drilled pier foundations, pier caps and grade beams, mat foundations, slab on grade, shotcrete foundation walls, elevator core walls in two locations, and elevated post-tensioned structural slabs. Once completed, the Thompson Denver promises to be one of the premier hotels in the city.

The Conco Companies is proud to share that we have completed and placed the 31st-floor concrete deck pour of the Carmel Cumulus Tower project. Conco provided the concrete structure, concrete pumping, formwork, shotcrete, and finishing services for this job. The mat slab pour of 7,985 cubic yard of concrete was placed on July 13, 2018. The roof level was placed roughly one year later on July 17, 2019. Within this 369 day timeframe Conco pumped and placed 34,000 cubic yards of concrete and finished 550,000 square feet of flatwork, all while maintaining an impressive five-day deck cycle.

The Cumulus project is in the West Adams neighborhood of Los Angeles and seeks to promote public transit by offering residential and retail spaces next to new metro rail stations. This mixed-use development by Carmel Partners consists of one seven-story podium building and a 30-story high rise with 100,000 square feet of retail, on an 11-acre site that was once occupied by Cumulus Media’s radio broadcast facility. The residential portion of the project will feature 1,210 apartments and, combined with 100,000 square feet of commercial space, will be divided between two separate buildings. The Cumulus Tower is the first tower in this section of Los Angeles and is the cornerstone of the larger complex.

While the Healthcare District of Denver is home to a constellation of hospitals and healthcare facilities, it is also a bustling area featuring restaurants, retail stores, businesses, and soon, two new high-end multi-family residential buildings. The Broadstone Uptown project will make use of a currently empty lot at the corner of 18th and Marion Street and will bring much needed residential units to the growing city. The project brings together local architects, engineers, and commercial concrete contractors in Denver and promises to introduce over two hundred studio, one bedroom, and two bedroom apartments to the neighborhood, as well as below grade parking for each of the two buildings.

Denver has experienced a huge boom in its population over the past several years, and city officials and local developers have worked diligently to answer the call for more housing. In 2018, reports concluded that Denver needed 32,000 new units to keep pace with the city’s rapid growth, and as a result construction cranes and newly erected high-rise multi-family residential buildings have become ubiquitous features of the cityscape. The Broadstone Uptown project will be a welcome addition to Denver’s housing stock and is slated to begin construction in July 2019.

The development team for The Broadstone Uptown project includes PR III Broadstone Uptown Developers, Enayat Schneider Smith Engineering, and Shear Adkins Rockmore Architects who designed the nearly identical, adjacent nine-story residential buildings. Conco worked closely with these teams for over a year in the planning phase and won the contract for concrete services due to the strong working relationships built in that process and Conco’s competitive pricing. Conco is known for keeping large scale projects on time and budget, two necessary characteristics in the race to build more residential units in Denver. The scope of work for Conco’s turnkey structural concrete services include mat slab foundations, slab on grade, shotcrete foundation walls, cast-in-place columns, elevator and stair core walls in two locations in each building, elevated post-tensioned structural slabs and Epicore topping slabs for the cast-in-place rooftop slabs. Conco will be partnering with a local subcontractor to provide Denver concrete pumping and placing, reinforcing, formwork, and finishing as well as construction trucking.

The four-block area in the Bunker Hill district of downtown Los Angeles on which The Grand project construction has commenced has been the site of much envisioning, planning, and development over the past 17 years. Once fully completed, the multi-part redevelopment initiative seeks to create a cultural corridor with residences, arts complexes, and retail space. Those involved in the ambitious project, from the city mayor to the architect Frank Gehry to the Los Angeles commercial concrete contractors who built these project, all with the hope to create a cultural hub that invites Los Angeles residents to live, linger, and take in all the downtown neighborhood has to offer.

The Capstone of a Cultural Corridor

The Grand project began construction in May 2019 and will be the capstone in a years-long revitalization and redevelopment initiative for the Bunker Hill district, a joint effort led by private developers and the City and County of Los Angeles. The initiative has already seen several components completed, including the Emerson apartment tower and Grand Park, as well as multiple important cultural institutions such as the Broad Museum, the Grand Avenue branch of the Museum of Contemporary Art, and the Disney Concert Hall. Like the Disney Concert Hall, The Grand is designed by renowned architect Frank Gehry who conceived of the two structures complementing and “talk[ing] to each other” while artfully interacting with the surrounding skyline. As the final component in the redevelopment initiative, The Grand will bring more residences, the Equinox hotel, retail space, and public open space.

The Grand’s Scale

The Grand will feature two immense towers: a 39 story residential tower and a 20 story Equinox Hotel. The vertical surfaces of the towers are broken up and staggered to create a multi-tiered appearance to the towers, which will also be composed of different materials at different levels, such as metallic cladding and vast expanses of glass. The residential tower will have over 400 units with over 80 units set aside for low-income residents, while the Equinox hotel boasts 309 guest rooms. The two towers will be connected by a large central courtyard where public art will be displayed and this outdoor public area will be ringed with 176,000 square feet of retail space that also connects to the sidewalk. After years of anticipation for the commencement of construction, The Grand project has a fast schedule and is relying on contractors that can keep pace while delivering quality outcomes that match the ambitious vision of the project. The Conco Companies was contracted to provide concrete services including structural concrete forming, placement, and finishing, concrete pumping, and shotcrete services. To begin, they’ll be providing three significant mat pours of 14,000 cubic yards, 10,000 cubic yards, and 1,500 cubic yards of concrete.
