The first quarter of 2014 saw some significant projects being completed for The Conco Companies.  Concrete work for the new Levi’s Stadium (home to the San Francisco 49ers) is virtually complete as only minor concrete remains.  The goal posts have been installed and the seats are in as the stadium gets ready for an on time opening this summer.  Conco has placed more than 67,000 cubic yards of concrete without a single injury or accident of any kind.

In Seattle at 815 Pine, we poured the final deck (Level R2) on March 20, 2014.  This was the exact day shown on our original contract schedule from August of 2012!  Regardless of the weather impacts from two Seattle winters and any unforeseen challenges which presented themselves throughout the construction, Conco deployed the resources and equipment needed to keep the project on track, as committed.

In addition to these two signature properties, Conco has completed 15 other sizable projects in the first quarter including high-rise office buildings, mid-rise office buildings, multi-story apartment buildings, parking garages, hospitals and a casino.

Looking forward, Conco’s backlog continues to grow but our continual reinvestment in the construction industry with new equipment and added personnel along with our ability to complete projects on time and on budget will help us satisfy our customers’ needs on new jobs in the future.

Conco is seeing an increase in building projects coming out of the ground and being planned for the near future.  To help us meet the demand, we have made significant capital investments to increase capacity at our rebar fabrication facilities and purchased new equipment.  We have also expanded our geographic footprint which now includes having a large presence in Washington State.

One of the projects we are involved with there is 815 Pine, a luxury, 40-story apartment building adjacent to the historic Paramount Theatre in downtown Seattle.  The Pines is the tallest residential tower to be built in the downtown area in the last several years.  It is expected to open for early occupancy in November 2014 and should be completely finished by April of 2015.

The building is being constructed by the Holland Partner Group, and as part of the team, Conco will perform the concrete services.  The job involves doing all of the cast-in-place concrete, rebar, formwork, shotcrete and concrete pumping for this signature property.

Since the location of the building is right in the heart of downtown Seattle, the small footprint with a minimal lay-down area and a five-day form cycle presents some challenges.  To ensure jobsite safety and to meet the aggressive schedule, Conco will use a perimeter protection system as well as a perimeter netting system.

Once completed, 815 Pine will have 386 apartments with 265 parking stalls on 9 levels.  Apartments will vary from 450-square-foot studios to 1,250-square-foot three-bedroom units, and in the New York tradition, will have a 24-hour doorman.  The total size of the building is 488,193 gross square feet, and is designed and constructed to achieve LEED Silver status.

Coming Out of the Ground in Seattle’s Theatre District

The Holland Partner Group has come out of the ground with a new 40-story apartment building adjacent to the historic Paramount Theatre. This project, with its close proximity to Rapid Ride Transit and Seattle’s retail core, positions itself in the middle of the vibrant downtown. Upon completion this project will consist of 325 apartments, 276 parking stalls, and a restaurant and retail at the ground floor to cater to the theatre clientele.

As part of the Holland Team, Conco is performing all of the cast-in-place concrete, rebar, formwork, shotcrete and concrete pumping for this signature property. The small footprint with minimal lay-down area and five-day form cycle present challenges that require constant communication and coordination with all trades on site. Conco will be utilizing a perimeter protection system and perimeter netting system to ensure the aggressive schedule is met without jeopardizing the workplace. As of August 1, Conco is on schedule having recently completed the 12th floor. Conco will top out the project January 22, 2014.

815 Pine is designed and constructed to achieve LEED Silver status. The project is scheduled to be completed in April, 2015.
