The new VA Mental Health and Research (MH&R) building currently under construction in Seattle, WA is a prime example of the benefits The Conco Companies bring to a project with our ability to provide a full range of quality concrete solutions. Breaking ground in April, 2015, the 6-story project is being developed by the U.S. Department of Veterans Affairs and is designed by Stantec Architecture, Inc. and The Design Partnership, LLP. The Clark Construction Group is serving as General Contractor. Highlights of the project include energy-efficient systems, two landscaped indoor courtyards, a grass-covered rooftop and a rainwater-harvesting system for irrigation. The building expects to achieve LEED Silver certification to meet federal mandates.

Conco is providing all of the concrete pumping, formwork and place and finish services for the project as well as supplying the reinforcement. As the project is on an extremely tight timeline, our unique ability to supply both the rebar and formwork eliminates the need for coordination between several different suppliers and enables the work to move forward in an organized manner. Conco’s shotcrete services will be used for nonstructural site walls.

The MH&R building will be comprised of a steel frame with concrete fill on metal decks at all elevated levels, buckling restrained braced frames grounded on shallow spread footings, concrete cast-in-place walls, and green roofs.   Since the entire façade is made up of a customized wall system, the project presents a distinct challenge with its need for high cast in place and architectural walls. To facilitate this, extensive off-site performance mock-up testing and on-site visual mock-up testing was performed.

Scheduled for completion in late 2017, the 203,000 square foot building will house more than 250 mental-health staff members and 60 researchers. Officials at the VA state that the new facility will provide the latest treatment services for veterans suffering from post-traumatic stress disorder (PTSD) and other mental-health problems. Furthermore, the campus’ outpatient therapy, clinical research and educational programs will all find a new home at the facility. Designed to create a calm and supportive environment for veterans, the MH&R building will also foster a collaborative, team building approach between the clinical and research staff.

The Conco Companies bring vast concrete services experience to the Kinects Tower, a new mixed-use 41-story high-rise under construction in the Denny Triangle area of Seattle, WA.  The project is designed by Bumgardner, a Seattle based architectural firm and developed by Security Properties. Once complete, the 500,000 sq. ft. high-rise tower will consist of 356 multi-family units varying from studios to luxury penthouse suites located on the top two floors as well as 4,658 sq. ft. of retail space on the ground level.  The completion is scheduled for 2017.

Conco will be constructing four levels of below grade parking and five levels above to provide the building with 316 parking stalls.  Working 16 hours straight, we recently completed the 6,000 cubic yard concrete mat pour.  Due to our detailed pre-planning and highly experienced management, the pour was a very routine event, which was exactly the result we wanted.

Furthermore, we are proud to report that we received positive feedback from the City of Seattle’s DOT.  They have told us this was the best-coordinated and smoothest run mat pour that they can remember.  During the course of the project, Conco will place 30,470 cubic yards of concrete, 3,106 tons of rebar and 671,500 ft. of PT cable.

Bumgardner explains that the 440 ft. tall tower was designed to serve as a “highly visible gateway to downtown Seattle, and will reconnect the Capitol Hill neighborhood to downtown with a strong street level presence.”  The building’s unique shape of three sides sloping outward means it will have more square footage on the upper levels than below.  In addition the Tower will feature a rooftop swimming pool, lounge and observation deck.

Conco is seeing an increase in building projects coming out of the ground and being planned for the near future.  To help us meet the demand, we have made significant capital investments to increase capacity at our rebar fabrication facilities and purchased new equipment.  We have also expanded our geographic footprint which now includes having a large presence in Washington State.

 815 Pine Seattle - Conco Pumping

One of the projects we are involved with there is 815 Pine, a luxury, 40-story apartment building adjacent to the historic Paramount Theatre in downtown Seattle.  The Pines is the tallest residential tower to be built in the downtown area in the last several years.  It is expected to open for early occupancy in November 2014 and should be completely finished by April of 2015.

The building is being constructed by the Holland Partner Group, and as part of the team, Conco will perform the concrete services.  The job involves doing all of the cast-in-place concrete, rebar, formwork, shotcrete and concrete pumping for this signature property.

Since the location of the building is right in the heart of downtown Seattle, the small footprint with a minimal lay-down area and a five-day form cycle presents some challenges.  To ensure jobsite safety and to meet the aggressive schedule, Conco will use a perimeter protection system as well as a perimeter netting system.

Once completed, 815 Pine will have 386 apartments with 265 parking stalls on 9 levels.  Apartments will vary from 450-square-foot studios to 1,250-square-foot three-bedroom units, and in the New York tradition, will have a 24-hour doorman.  The total size of the building is 488,193 gross square feet, and is designed and constructed to achieve LEED Silver status.
