The Conco Companies, providing a range of concrete services, has poured out the three, 9-story LEED Silver mixed-use buildings at the Southport on Lake Washington Office Campus located in Renton, Washington. The Southport on Lake Washington is a major project for Renton, covering 17.1 acres of waterfront property, and will include 712,752 Sq. Ft. of Class “A” office space with a total project cost of $590 million.

Designed from the beginning to support the demanding needs of leading tech companies, the energy-efficient property supports high-burst networking speeds and heavy data transfer requirements. Southport’s beautiful office space boasts large, efficient floor plans that range from 18,000 to 36,900 rentable Sq. Ft. with 12’ 4” ceiling and feature 9’ window heights.

The offices are paired with a parking garage, a 4-star hotel and adjacent previously existing apartments. The parking garage includes 695,159 gross Sq. Ft.  of parking space with 2,121 structured parking spaces and the ability to expand parking to an adjacent site to meet tenants’ needs. The open 12-story, $180 million, 347-room 4-star Hyatt Regency Lake Washington at Seattle’s Southport provides premium accommodations for business travelers to Southport.

This project has been a monumental achievement for the Conco Northwest Division. Under the direction of Conco’s Project Superintendent Gerrit Johnson, and Project Manager Alex Gateman, the structural duration of the project lasted over 2.5 years. Southport sets the high-water mark for the longest–and largest– contract the Conco Northwest Division has completed.

Over 2.5 years, Conco NW has:

  • Placed 77,400 Cu. Yds. of concrete (readymix supplied by Stoneway)
  • Shipped and placed 13,700,00 lbs. of rebar (installed by RPM)
  • Shipped and placed 1,450,000 lbs of post-tension cables (installed by RPM) – that’s more than 450 miles of cable.

High Rise Second Place Winner for the Premiere on Pine

The residential tower, Premiere on Pine (formerly known as 815 Pine) is a Second Place Winner of the American Concrete Institute’s 2017 Excellence in Concrete Construction Awards in the High Rise category. This is quite an honor as there were only 12 winners from around the world. The winners were recognized at the “Celebrating Concrete Innovation and Excellence Across the Globe” Awards Gala during the ACI Concrete Convention and Exposition. Recipients of the award for the Premiere on Pine’s project include its owner and developer, Holland Partner Group; architect, Weber Thompson Architects; engineering firm, Cary Kopcznyski & Company; general contractor, Holland construction Inc.; and concrete contractor, The Conco Companies.

Premiere on Pine (formerly known as 815 Pine), won second place of the American Concrete Institute’s 2017 Excellence in Concrete Construction Awards in the High Rise category.

The tower’s use of high-strength concrete and reinforcing steel created maximum floor space for the small site and is the first building in Seattle to have a specified concrete strength of 15,000 psi in its columns. Along with showcasing the technological advancements in the concrete industry over the last couple of decades, it allowed the high-strength columns to be smaller than those found in similarly sized projects. Conco is extremely honored to receive the award from the ACI. We are proud to have been selected for this innovative project and to have been a part of this exceptional team.

At The Conco Companies, we pride ourselves on finding solutions that meet and in some cases exceed the challenging demands of our projects.  One example is 970 Denny, a 44-story apartment building under construction in the South Lake Union neighborhood in Seattle, Washington. The redevelopment project is from the Holland Partner Group and Holland Construction is serving as the General Contractor.  

Up until now, Conco had been pleased to construct a complete floor on a 5-day cycle using a single shift such as we did on the 815 Pine project, another 40 story residential tower in downtown Seattle. Now we are proud to report that on the 970 Denny, we successfully achieve a 4-day cycle with a single shift and without working Saturdays! The 970 Denny project has 6 levels of below-ground parking and rises 44 floors above the street. We achieved the 4-day cycle on levels 26,27 and 30 to 35, for a total of 8 floors.

As Gerard McGlynn, Holland Constructions’ Regional General Superintendent, notes it was only a few years ago that 6-day and 5-day deck cycles were barely achievable and typically required overtime and weekend work.  He wholeheartedly commended the entire 970 team for proving that “with planning, collaboration among subcontractors and hard work this elusive 4-day cycle is achievable within a work week.”    

McGlynn also instructed the 970 team to plot out the new hourly 4-day deck cycle poster.  At the next subcontractor meeting; the old and now outdated 5-day cycle will ceremoniously be torn down and replaced with the new 4-day cycle.   With this pace, we anticipate topping out at R4 the first week in January, 2018.

Update on 970 Denny

The Conco Companies is providing a wide range of concrete services for 970 Denny, a 40-story apartment building currently under construction in the South Lake Union neighborhood in Seattle, Washington. To date, we recently completed placing the Level 20 deck.

970 Denny Update - The Conco Companies

As of June 16, 2017, core and columns are being placed concurrent with deck (i.e., levels 19-20). We are operating on a five-day deck cycle, with 11 consecutive five-day cycles completed. We anticipate completing Level 40 by mid-November, R1 by Thanksgiving and topping out at R4 the first week of January 2018. Total concrete placed to date is just over 24K.

Along with placing each deck floor, we are concurrently constructing the core and columns with 386 steel fiber-reinforced concrete (SFRC) coupling beams to ensure the utmost safety in the quake-prone area. Our crew is busy executing five-day deck cycles and has already completed 11 consecutive cycles. Maintaining this schedule, we anticipate we will complete Level 40 by mid-November, R1 by Thanksgiving, and topping out the project at R4 by the first week in January, 2018.

The project is being developed by the Holland Partner Group and the general contractor is Holland Construction. The architect, Weber Thompson, describes the mixed-use project as a juxtaposing of a “modern, sleek and sculpted 440’ tall tower with a crisp podium structure that is carefully proportioned to blend with nearby industrial age warehouse structures.” Scheduled for completion by the summer of 2018, the building expects to receive LEED Silver certification.  

Update on Southport on Lake Washington

Another project Conco has been working on in nearby Renton, WA is the Southport on Lake Washington parking structure. This is our biggest Northwest project to date and we have already placed more than 40,000 cubic yards of concrete, which is just a little over half of the total amount of concrete we will use to complete the project.

We have placed over 40,000cy of concrete, and are just over 50% complete with total yardage poured on this project. To help reduce noise pollution in a residential area, we are using the Putzmeister 14000E high pressure trailer pump.

Furthermore, as the project is in the middle of a residential neighborhood, Conco is using our Putzmeister 14000E high pressure electric pump station to help reduce noise pollution. We are also using the efficient, lightweight Titan #6 pole shores for the high-bay decks. This is only the second project in the Northwest area that has used the Titan system for high shoring conditions. The structure’s design also includes 24-foot tall, single lift, round architectural columns.

We are proud to report that the Southport jobsite has been recognized by both the project owners and the GC for exceptional cleanliness and organization. Conco is also pleased to report that we have implemented our “top down and bottom up” innovative safety procedures that have resulted in a 6-month, injury-free 2017.

The Conco Companies is providing concrete services for The Mark, a 48-story high-rise tower in Seattle, WA that will consist of 528,000 sq. ft. of Class A+ office space, as well as a luxurious 189-room SLS hotel and spa. Conveniently located in the city’s central business district, the stunning beautifully designed tower will incorporate a wide range of “green” building features such as rain water management, photovoltaic glass and light pollution reduction. Scheduled for completion in April, 2017, the tower will bring to the area first-class office space that is highly divisible and offers 9’ 6” windows for natural light and spectacular views.

Concrete Pumping - The Mark

The 5,000 cubic yard mat foundation pour was completed in June, 2015 and required approximately 500 truckloads of concrete over the course of the day. The project also includes a sub-level parking structure comprised of shotcrete perimeter walls and a concrete elevator core. As of May 2016, Levels 5-11 decks have been poured and the core poured to Level 35. When the elevator core reaches Level 35, the remainder of the building steel will be erected in one continuous phase.

The building’s unique geometric facade provides exterior seismic bracing for structural safety as well as column-free floor plates. Unobstructed by columns or bracing, the 13’ 6” floor-to-floor heights will allow for individualized, open plans or heavy build-outs. The Mark is seeking LEED Gold Certification.  

The SLS hotel will be a collaborative effort from the Founder and CEO Sam Nazarian, renowned designer Philippe Starck, and chef James Beard. The hotel will also include 15,000 sq. ft. of meeting space, a 5,000 sq. ft. ballroom, sky lounge and two restaurants. Adjacent to the SLS Hotel are two historic buildings. A century-old sanctuary building, the First United Methodist Church, and the Rainier Club. Founded in 1888, the Rainer Club has occupied their current building since 1904.
