Conco is currently working on THE CONFIDENTIAL: a 29 story, cast in place tower in Seattle’s Belltown neighborhood. Partnering with Exxel Pacific as the General Contractor, Conco is helping to bring this mixed-use building to completion by providing concrete pumping and placing, shotcrete and reinforcing. With over 22,000 CY of concrete planned to be poured, we anticipate topping out the tower in November of 2023. This project will demand over 4 million pounds of rebar that we will fabricate at our state-of-the-art rebar facility in Rochester, WA. In the end, THE CONFIDENTIAL will contain 375,000 square feet of deck and we are thankful to RPM for their support on the rebar installation and Cadman for their readymix supply.

As noted by Superintendent Bill Lessard, “This crew came off of what could be called a mega project at Building X (a Facebook project) so it’s kind of nice to get back to the basics of a rinse and repeat tower while they’re still firing on all cylinders.  It’s a great crew, the core of which have been together 8 years. It’s always a privilege and a pleasure to be charged with such a competent crew who work so well together”.  This is the third tower project for Bill with Conco, and the whole team benefits from his expertise.

THE CONFIDENTIAL, inspired by the work-from-home impacts of the pandemic, will feature larger units that have dedicated workspaces. Most units will also have a balcony for outside space. This unique approach will result in less occupants of the building and the hope is that it will encourage a sense of community amongst the residents. Developed by Security Properties, this project will contain four levels of below-grade parking in addition to the 29 levels of mixed use above; including commercial/retail, additional parking, office, residential and amenity levels. This building is sure to be a fantastic addition to the Belltown neighborhood and Conco looks forward to this next project with Exxel Pacific!

Tacoma Convention Center Hotel Update - The Conco Companies

“This estimated $150 million hotel and mixed-use project will contribute to downtown Tacoma’s renaissance significantly,” according to a city staff report. “It is one of the first major foreign direct investments on publicly owned land in Tacoma. The project will generate substantial tax revenue, create about 1,000 construction jobs and at least 200 full-time jobs, and enable the GTCC to attract larger conventions to enhance Tacoma’s economic vitality.”

The Tacoma Convention Center Hotel, developed by Yareton Investment & Management, will offer 300 rooms in a new Mariott branded hotel and retail spaces. Expected to open in 2020, the 4-star hotel will rise 23 stories, include 304 guest rooms, and will be connected to the Greater Tacoma Convention Center. It will also feature a 10,000 square foot grand ballroom, retail space, and other function rooms. The hotel will serve as the anchor hotel for the convention center, which has struggled recently to land larger convention and trade shows because of the lack of nearby hotel rooms.

The Conco Companies NW Division is working a 7-day cycle in the tower, pouring the vertical the same day as the slab is poured, with a self-climbing core form system (supplied by FCI). The tower portion, consisting of the hotel, continues to L23 + a cantilevered concrete roof. The project will utilize 5,550,000 lbs. of rebar, 25,000 cubic yards of concrete, and 430,000 linear feet of post tension cables. Conco is scheduled to pour-out the project by June 2019.

The Conco Companies’ mission is to be the best supplier of concrete services in the Western U.S. and to bring expertise and incomparable quality to each project. We continue to upgrade and expand our facilities to better serve the growing market for commercial, educational, parking structures, public works projects, and other development. Southport Update February 2019 - The Conco Companies

The Conco Companies, providing a range of concrete services, has poured out the three, 9-story LEED Silver mixed-use buildings at the Southport on Lake Washington Office Campus located in Renton, Washington. The Southport on Lake Washington is a major project for Renton, covering 17.1 acres of waterfront property, and will include 712,752 Sq. Ft. of Class “A” office space with a total project cost of $590 million.

Designed from the beginning to support the demanding needs of leading tech companies, the energy-efficient property supports high-burst networking speeds and heavy data transfer requirements. Southport’s beautiful office space boasts large, efficient floor plans that range from 18,000 to 36,900 rentable Sq. Ft. with 12’ 4” ceiling and feature 9’ window heights.

The offices are paired with a parking garage, a 4-star hotel and adjacent previously existing apartments. The parking garage includes 695,159 gross Sq. Ft.  of parking space with 2,121 structured parking spaces and the ability to expand parking to an adjacent site to meet tenants’ needs. The open 12-story, $180 million, 347-room 4-star Hyatt Regency Lake Washington at Seattle’s Southport provides premium accommodations for business travelers to Southport.

This project has been a monumental achievement for the Conco Northwest Division. Under the direction of Conco’s Project Superintendent Gerrit Johnson, and Project Manager Alex Gateman, the structural duration of the project lasted over 2.5 years. Southport sets the high-water mark for the longest–and largest– contract the Conco Northwest Division has completed.

Over 2.5 years, Conco NW has:

  • Placed 77,400 Cu. Yds. of concrete (readymix supplied by Stoneway)
  • Shipped and placed 13,700,00 lbs. of rebar (installed by RPM)
  • Shipped and placed 1,450,000 lbs of post-tension cables (installed by RPM) – that’s more than 450 miles of cable.

With stunning views of Lake Washington and Mt. Rainier from multiple outdoor spaces, as well as a rooftop deck, tenants can enjoy the benefits and beauty of Southport with the comfort of 20% – 30% lower lease rates than in comparable alternatives in Seattle or Bellevue, a short commute to downtown Seattle and Eastside, and quick access to I-405 and I-5 Freeways.

Conco’s goal is to be the top supplier of concrete services in the Western U.S. and to bring our expertise and professionalism to each project.  We continue to upgrade and expand our facilities to better serve the growing market for commercial, industrial, educational, parking structure projects and other development. For the best value and quality, trust your project to one of the area’s leading lightweight concrete contractors.

Update on 970 Denny and Southport on Lake Washington in Seattle

970-Denny-4-Day-Deck-Cycle-The-Conco-Companies.jpg

November 28, 2017by The Conco Companies

At The Conco Companies, we pride ourselves on finding solutions that meet and in some cases exceed the challenging demands of our projects.  One example is 970 Denny, a 44-story apartment building under construction in the South Lake Union neighborhood in Seattle, Washington. The redevelopment project is from the Holland Partner Group and Holland Construction is serving as the General Contractor.

Up until now, Conco had been pleased to construct a complete floor on a 5-day cycle using a single shift such as we did on the 815 Pine project, another 40 story residential tower in downtown Seattle. Now we are proud to report that on the 970 Denny, we successfully achieve a 4-day cycle with a single shift and without working Saturdays! The 970 Denny project has 6 levels of below-ground parking and rises 44 floors above the street. We achieved the 4-day cycle on levels 26,27 and 30 to 35, for a total of 8 floors.

As Gerard McGlynn, Holland Constructions’ Regional General Superintendent, notes it was only a few years ago that 6-day and 5-day deck cycles were barely achievable and typically required overtime and weekend work.  He wholeheartedly commended the entire 970 team for proving that “with planning, collaboration among subcontractors and hard work this elusive 4-day cycle is achievable within a work week.”

McGlynn also instructed the 970 team to plot out the new hourly 4-day deck cycle poster.  At the next subcontractor meeting; the old and now outdated 5-day cycle will ceremoniously be torn down and replaced with the new 4-day cycle.   With this pace, we anticipate topping out at R4 the first week in January, 2018.

Conco has built a reputation for delivering projects on time and on budget.  Often, we are selected as much for our premium concrete services as for our ability to accelerate the construction process and get the job done regardless of the challenges.  By working closely with general contractors and owners, Conco strives to find solutions that meet the unique demands of each of our projects.

Conco is one of the leading concrete contractors in the Western U.S. and offers a wide range of quality services and products. We continue to upgrade and expand facilities to better serve the growing market for public works projects, commercial, parking structures, educational, and other construction development. We serve California, Washington State, Oregon, Colorado and Nevada.

Conco’s full range of responsibilities on the project includes concrete pumping, reinforcement, formwork, shotcrete, and finishing. Along with residential housing, the Esterra Park development will offer 1.2 million square feet of office space and a 250-room hotel with both overnight and extended stay accommodations. Residents and workers alike will be able to walk a few short blocks to the Overlake Fashion Plaza and Overlake Plaza that offer a variety of retail shopping and restaurants. Also, the development offers easy access to public transportation along with high-quality rail transit to and from Esterra Park that will be available by 2023.
