Saturday, August 24th was not your typical day for Conco.  While many projects are shutdown for the weekend, this Saturday was one of the busiest Saturdays in Conco’s 60-year history.

The activity began Friday evening in Southern California.  Starting at 9:30 PM, Conco began to pump, place, and finish 10,400 cubic yards in downtown Los Angeles on a project known as The Grand.  The Grand is a mixed-use project with retail, residential and a hotel across the street from the Disney Concert Hall.  The developers for The Grand are The Related Cos. and CORE USA for this Frank Gehry designed structure.

The Grand 10,400 concrete pour was the second of three foundation pours for the structure. Eight concrete pumps were positioned around the foundation to receive concrete at the scheduled delivery rate of 750 cubic yards per hour.  In order to supply concrete at this rate, Calportland, with the assistance of Associated Concrete, utilized five batch plants and over 120 concrete mixer trucks.

 

In addition to the work performed on The Grand, Conco had another large concrete pour on this day in downtown Oakland, CA.  Working for the Holland Partner Group, the project located at 24th & Harrison, site of the old Acura dealership, will comprise of luxury apartments with retail and other amenities.

Before placing the concrete, Conco was responsible for fabricating and installing all the rebar.  Comprised of mainly #11 bar, more than 4.1 million pounds were needed for the entire mat foundation.

The 24th & Harrison project by the Holland Group was the second of two foundation pours at the site, requiring 7,300 cubic yards of concrete supplied by Central Concrete out of five concrete batch plants. Prior to pouring the concrete, Conco provided the fabricated rebar and installation. The challenging site necessitated that six concrete pumps (five were active at any given time) be used with a scheduled delivery rate of 600 cubic yards per hour being delivered by 120 concrete mixer trucks.  The concrete pour began at 1:00 AM.

950 Market Street Concrete Pour

Furthermore, in addition to the Los Angeles and Oakland pours, a mat foundation pour also took place simultaneously in San Francisco, CA.  The project at 950 Market Street will be a mixed-use development consisting of housing, a hotel, retail, and a dedicated non-profit space.  This project is being developed by Group i, a San Francisco-based real estate development company.  Working for the general contractor, Pankow Builders, Conco also fabricated and installed the rebar for the foundation.  More than 1.7 million pounds were needed to be put in place prior to concrete placement for the entire foundation.

The mat pour for the 950 Market Street project was the first of two for the site and was supplied by CEMEX out of three concrete plants. A total of 3,195 yards of concrete was pumped, placed and finished by Conco through three concrete pumps that were supplied at a scheduled rate of 300 cubic yards per hour.

For the activity in three separate markets to transpire, multiple internal and external meetings were held to discuss every facet of activity associated with making each concrete pour a success.  For Conco, success comes from developing the proper plan and executing that plan.  Items such as safety, concrete mix designs, pump placement, street closures, individual company responsibilities, and contingencies are just a few of the details that must seamlessly be ironed out.

With the combined effort of Conco, our customers and suppliers, all three projects finished on time with only 5 extra yards of concrete for all three projects combined.   More importantly, all were completed without so much as a first aid claim.

Hanover Waverly Project - The Conco Companies

The Conco Companies is providing a full range of concrete services for the Hanover Waverly Project in Oakland, CA. The mixed-use project is being developed by the Houston-based owner, the Hanover R.S. Limited Partnership and designed by TCA Architects. The general contractor on the project is Hanover and the structural engineer is SCA Consulting Engineers.

The 7-story Hanover Waverly will offer 224 apartments as well as 22,000 sq. ft. of ground floor retail. TCA’s contemporary style building follows the curved lot line and highlights the building’s important location at the corner of Valdez Street and 27th Street. The project also has a below grade parking structure with 226 parking stalls. The building’s exterior is comprised of high quality materials including stone, brick, glass, metal wall panels and cement plaster. In addition the numerous changes of plane, balconies and other projections add visual interest throughout the faces of the building.

For the project, Conco’s responsibilities included providing concrete pumping, reinforcement, shotcrete, formwork, and finishing services. We placed around 17,600 cubic yards of concrete and shotcrete as well as provided 4,000,000 pounds of rebar and post tension reinforcement. Conco’s crews began working on the project in April of 2017 and the job was completed in January of 2018. We also worked on the Hanover Uptown, which is just down the street.

According to TCA, the building follows the Broadway-Valdez Design Guidelines. The Waverly’s design breaks the building up mid-block and the variations in color, material and line help to highlight the break between the north and south halves of the building. Residents of the building will have many amenities such as a fitness room, bike parking, dog grooming and clubhouse. There will also be three courtyards at the second level of the building.

Hanover Uptown Project - The Conco Companies

The Conco Companies is providing a full range of concrete services on the 7-story Hanover Uptown, a mixed-use building in Oakland, CA.  The project is being developed by the Houston based owner, Hanover R.S. Limited Partnership and the architect on the contemporary style building is TCA Architects. The general contractor on the 253,715 sq. ft. project is Hanover and the structural engineer is the SCA Consulting Engineers.    

Offering 253 residential units that include studio, one- and two-bedroom apartments, there will also be more than 33,100 sq. ft. of ground floor retail on Broadway and an additional 3,900 sq. ft. of restaurant space facing a new plaza at 27th and Valdez.  The project also includes below grade parking to accommodate 321 parking stalls.  According to TCA Architects, the building follows the “Four-square” design of the historic architectural character of Broadway, Oakland’s Main Street.

Conco’s responsibilities on the project include providing concrete pumping, reinforcement, formwork, finishing, and shotcrete services.  During the course of the project, we expect to place 19,800 cubic yards of concrete as well as shotcrete.  Furthermore, we are providing 4,300,000 pounds of rebar and post tension reinforcement.  Conco began work on the project in April 2017 and will complete our part of the project in February 2018.

The new structure incorporates high quality exterior materials including stone, brick, glass, cementitious wall panels, and cement plaster.  Additional design elements include changes of plane, shadow lines, balconies and other projections as well as subtle color and material changes. Residents of the Hanover Uptown will be treated to a range of amenities such as a fitness facility, dog grooming, clubhouse, rooftop deck with barbecues, great views of the city and the East Bay and much more.

The Conco Companies is provided a full range of concrete services on the 23rd & Valley Project in the heart of Oakland, CA’s Uptown District.  The project is being developed by its owner, the Signature Land Advisors and designed by YHLA Architects.  Hawk Development is the general contractor and the structural engineer is KPW Structural Engineers. 

The 6-story building consists of 85,098 sq. ft. and offers 65 residential units on the upper floors, and 5,000 sq. ft. of commercial and retail space on the lower level.  There is also 7,500 sq. ft. of parking (66 parking spaces).  The second floor podium is a concrete post-tensioned slab and the residential levels (floors three through six) are wood-framed.  

Conco’s responsibilities on the project included providing concrete pumping, reinforcement, formwork, finishing, and shotcrete services. For the project, we placed 3,000 cubic yards of concrete as well as shotcrete. In addition, we also provided 525,000 pounds of rebar and post tension reinforcement.  Our crews began the project in June of 2017 and completed the work in January 2018. 

Located between 23rd Street and Telegraph Avenue, and East of Valley Street, the building is close to two other big projects from Signature Land Advisors.  The Hive is a mix of renovated historic spaces and new construction, which includes residential, dining and office space.  The Brooklyn Basin is a $1.5 billion megaproject, with a planned 3,100 residential units and 200,000 sq. ft. of office space and shops as well as 30 acres of parks and open space along Oakland’s estuary.
